• Building Act 1984

    The Building Act 1984 sets out the legal framework for building regulations and control in the UK.
  • The Renting Homes (Wales) Act 2016

    Part 4 of the Renting Homes (Wales) Act 2016 (The Act) sets outs the obligations placed on a landlord with regard to the condition of a dwelling. A landlord under an occupation contract is obliged to ensure a dwelling is both in repair and fit for human habitation (FFHH).
  • The Grenfell Tower Fire

    A high-rise fire broke out in the 24-storey Grenfell Tower block of flats in North Kensington, West London, England, at 00:54 BST and burned for 60 hours. Seventy people died at the scene and two people died later in hospital, with more than 70 injured and 223 escaping.
  • The Renting Homes (Amendment) (Wales) Act 2021

    The Bill proposed to amend the Renting Homes (Wales) Act 2016 prior to its coming into force to provide greater security for people who rent their homes in Wales, in particular those who live in the private rented sector. Ensuring homes are fit for human habitation (FFHH). This will include, electrical safety testing and ensuring working smoke alarms and carbon monoxide detectors are fitted.
  • The Fire Safety Act 2021

    The Fire Safety Act clarifies the scope of the Fire Safety Order to make clear it applies to the structure, external walls (including cladding and balconies) and individual flat entrance doors between domestic premises and the common parts of a multi-occupied residential building. If you are a Responsible Person, you must consider these parts when conducting fire risk assessments, if you have not done so already.
  • The Building Safety Act 2022

    The Act creates three new bodies to provide effective oversight of the new regime: the Building Safety Regulator, the National Regulator of Construction Products and the New Homes Ombudsman. Part 3 amends The Building Act 1984.
  • The Fire Safety (England) Regulations 2022

    Came into force Jan 23rd, 2023. The Fire Safety (England) Regulations 2022 introduce new duties under the Fire Safety Order for building owners or managers (responsible persons).
  • The Renting Homes (Fitness for Human Habitation) (Wales) Regulations 2022

    A landlord under an occupation contract is obliged to ensure a dwelling is both in repair and fit for human habitation (FFHH). Paragraph 24 - Fire
    Threats from accidental (as opposed to arson) uncontrolled fire and any associated smoke.
    Fire stops to cavities including ventilation and heating systems.
    Means of escape from all parts of dwelling/building.
  • The Building Safety (Wales) Act 2027

    The new regime will capture all multi-occupied residential buildings in Wales which contain two or more residential units regardless of height. Any buildings exempt from the new regime will be clearly set out in legislation.
